Our Process


Consultation.

The first step in our process is to meet with us. Our team will sit down with you to go over your plans. We will review your project to make sure your goals are in line with our philosophy. We will discuss budgets, design choices, project requirements, and sustainable approaches you wish to implement in your custom designed home.

Zoning Analysis.

Small Dwellings will do our due diligence to analyze the requirements of your site. Regulations and by-laws dictate what you are able to build on your property, and we do the work in figuring out what it is that you can construct. Other governing agencies may have authority over your site, which could mean additional approvals. Our full-service approach alleviates the headache to acquire these approvals, and all applications are made in house once designs are finalized.

3D Rendering.

Once our design develops closer to your dream, 3D visualizations will refine our ideas and showcase the project closer to reality even before it’s constructed. Our comprehensive process enables our clients to see further into the project to finalize the materials, colours, and landscaping. The visualization process of enabling our clients to see the project at its completion will ultimately save time during construction.


Design Development.

We incorporate all project requirements into a design that is unique to your liking. Our designers will develop floor plans unique to your site, that addresses all program requirements discussed at our consultation and what is mandated by the city based on our zoning analysis. Our floor plans will be provided with options, along with preliminary coloured renderings of your exterior at every angle. By having multiple options, along with 3D conceptual images, we expedite the design process with less back and forth. We guarantee your satisfaction by including all design revisions in our fees. The design development phase is not completed until you are 100% satisfied.

 

Ready to begin?

 

Engineering.

When the design is finalized, our team of engineers and technicians will complete the drawing package required for construction and permit approvals. All applicable specifications needed will be coordinated amongst our office and any third parties required will be corresponded with through Small Dwellings.

Permit Approval.

Our unique process allows clients to not have to worry about municipal approvals. We are dedicated to providing exceptional service to every project, which includes facilitating all regulatory agencies governing your property. All correspondence will be done so with our devoted staff and the fluid process will expedite the permit so that you can start construction immediately.

Construction.

Once permits have been acquired, we are ready to build. Our construction division will work closely with our clients in timeline requirements, budgets and sourcing out materials for your project. Our clients will be involved in every aspect of construction, and weekly meetings will be conducted to ensure constant communications with our team. Watch your dream home come to life.
